Moving to Medellín, or staying a few months, raises a lot of practical questions. These are the ones we hear most often from foreigners looking for furnished monthly rentals in Medellín, answered honestly. If yours isn’t here, message us on WhatsApp.

1. Can foreigners rent an apartment in Medellín?

Yes. Foreigners rent in Medellín all the time. The main difference is how. Traditional long-term unfurnished leases often need local paperwork that newcomers don’t have. Furnished monthly rentals through a company like MB Real Estate are designed for foreigners, so you can move in with just your passport and a suitcase.

2. What does “ALL IN” mean?

In Colombia, rent, utilities (servicios públicos: water, electricity, gas), internet and the building’s administration fee are often billed separately. Every MB Real Estate price is ALL IN: utilities, Wi-Fi and building administration are included, so there’s nothing extra to pay each month.

3. Which neighborhood is best for foreigners?

It depends on how you want to live:

4. How long can I stay in Colombia?

That depends on your nationality and visa. Many visitors enter on a tourist permit, and Colombia offers visas for longer stays, including a digital nomad category. Rules change, so check the current requirements with Migración Colombia and the Ministry of Foreign Affairs (Cancillería) before you plan a long stay. We can’t give immigration advice, but monthly rentals make it easy to extend or end your stay as your plans firm up.

5. Is a furnished apartment good for remote work?

It can be. Check for a real desk and chair, reliable internet and, ideally, air conditioning. Many of our Laureles apartments include work desks and fast internet. Some buildings have coworking spaces; Grand 410 in El Poblado, for example, has indoor and outdoor coworking areas. See the Rentals page for each unit’s details.

6. Can I have visitors?

Usually yes, but each building sets its own rules. Many Medellín buildings require visitors to show a physical ID at the front desk. Ask us if you have questions about a specific building.

7. What’s an “estrato,” and does it matter?

Colombia classifies residential properties into socioeconomic strata (estratos) from 1 to 6, and the system affects utility pricing. Higher-estrato areas generally have higher utility rates. With an ALL IN price you don’t pay utilities separately, but the estrato still gives you a rough sense of a neighborhood.

8. How do I get around without a car?

Medellín has a Metro system with rail lines, Metrocable gondolas and Metroplús buses. Taxis and ride apps are widely used. In flat areas like Laureles, walking covers most daily errands.

9. How can I avoid rental scams?

10. Why rent with MB Real Estate?

We offer a bilingual team, ALL IN pricing, real photos, our own cleaning company and fast WhatsApp replies. It’s why people call us the trusted company of foreigners in Medellín.
